Testa earned this distinction for her role in driving performance across ACC’s 171-property portfolio, which serves more than 130,000 residents nationwide, and for her leadership of more than 2,300 employees across the company’s operations network.
A 20-year company veteran who began her career as a community assistant, Testa now oversees all aspects of property operations, facilities and service delivery. Under her leadership, ACC implemented a national procurement and vendor optimization strategy in 2024 that generated approximately $20 million in net operating income gains while ensuring quality and consistency across markets.
Testa also spearheaded a regionally structured maintenance model, and sponsored the rollout of Bonusly, a peer recognition tool now embedded into daily workflows at both site and corporate levels. Her approach blends operational discipline with a people-first mindset, supporting a 90% internal promotion rate among senior managers and a culture rooted in feedback, growth and engagement.
