Flamingo Crossings Village 
In 2018, American Campus Communities and Walt Disney World® embarked on an innovative partnership to provide purpose-built housing for participants in the Disney Internships & Programs. Flamingo Crossings Village, a 10,440-bed community with 41 buildings, is the result of our large-scale planning and development implementation. We tailored this unique property to the needs and budget of interns while building sustainably and meeting Disney’s financial goals.
In 2023, Flamingo Crossings won the 2023 Student Housing Business Innovator Award for Best Implementation of Mixed-Use or Live/Learn.
Purpose-Built for Interns
Flamingo Crossings Village features a variety of modern floor plans with private and shared accommodations designed efficiently for comfort and study — all at affordable price points. Program participants have access to 50,000 square feet of amenities designed for academic and personal success, including resort-style swimming pools, fitness centers, meeting and event space, spacious courtyards and social lounges. In addition, the community includes a 25,000-square-foot Disney Education Center, providing unprecedented integration for program participants to engage in “uniquely Disney” learning experiences and the ability to earn credit hours in college coursework. Program residents also have access to resources for academic success, including group and private study rooms, computers with free printing, and Wifi.
Built Sustainably
ACC developed Flamingo Crossings Village in a way that conserves energy and other natural resources while also being cost-effective. The community’s 41 buildings are all-electric. Flamingo Crossings Village also features an extensive underground exfiltration stormwater system (one of the largest in the Southeast) rather than a standard, land-intensive detention pond system. This enabled us to use only 50 percent of the acreage originally projected for the community. Large artificial turf lawns mitigate irrigation, all of which is sourced from reclaimed water provided by Orange County. And an Aqua Mizer toilet flush system prevents massive leaking and reduces water consumption. The property also uses corrugated metal pipes in place of traditional high-density polyethylene plastic pipes, which saved 19,984 cubic yards in stone and $500,000 in stone costs while also eliminating 2,000 truck deliveries.
Additional green features include recycling infrastructure, high-efficacy LED lighting throughout, ENERGY STAR® appliances and a smart thermostat system that uses occupancy sensors to conserve energy.
A Flexible Financing Model
The project is owned under ACC’s American Campus Equity (ACE) program. ACC funded 100 percent of the project, while Disney receives ground rent during the term of the 75-year lease. ACC provides the full scope of management services.
